STEEL BUILDINGS WARRANTY

Straightforward, Simple, Comprehensive, Robust.

Cold-Formed Steel buildings face fewer issues with deterioration and corrosion than concrete or wood, and can outlive other structures when properly built and maintained. Most steel buildings last anywhere from 50 to 100 years but understandably we cannot provide a warranty to this effect. Instead, Steel Build Masters provide a guarantee of only the highest quality materials used in the design and fabrication of our buildings with each element providing its own material warranty. We provide a back-to-back warranty on all the products we use which are outlined below for your complete peace-of-mind.

In addition to the standard warranties provided by only the highest quality material manufacturers we use Steel Build Masters also stock individual components for elements that may need replacing simply due to normal wear and tear. We only use quality components that can be fully repaired or replaced to ensure minimum down time.


Cold Formed Steel Frame

Our Cold Formed Steel frames are fabricated in Great Britain and are fully CE marked as a mark of quality. CE marking to BS EN 1090 is now a legal requirement. Since July 2014, structural steelwork falls under the Construction Products Regulation (CPR). This means that structural steel CE marking must be secured to show compliance with EN 1090-1 (the harmonised European standard that applies to structural metalwork). This covers Cold Formed Steel Frames designed and fabricated to meet the BS EN 1991 series of standards (Eurocode 3 and 9) for steel structures in buildings.

Single Skin Cladding

Our Single Skin profiles can be offered with a material warranties of up 40 years as the quality of the materials is the same as our composite roof and wall sheets. Any warranty on the building envelope is strictly subject to the building’s location. Material warranty periods are reduced in industrial or coastal environments where materials can corrode at an accelerated rate. The colour finish is also dependent on the chosen swatch - darker finishes will fade more rapidly than light ones in direct sunlight.

CE Marking

CE marking is mandatory for all single skin steel cladding systems covered by either a harmonised European Standard or a European Technical Assessment.

This became mandatory from July 1, 2013.

  • This regulation is EU law and is being adopted by all member states, including the UK.
  • The entire supply and distribution chain is responsible for ensuring correct CE marking on products.
  • Manufacturers, importers, and distributors must be aware of essential characteristics and specification requirements of the product for the member state they are selling in.

Composite Cladding

Steel Build Masters only use the best products available to ensure the safety and integrity of each building. We supply both Tata Steel Trisomet® Composite Cladding and Kingspan KS1000 RW® for complete peace-of-mind. Tata Steel and Kingspan are the European leaders in performance Steel Cladding with no other product coming close to the technical performance of each product. Tata Steel - Platinum Plus® system guarantee

Platinum Plus® provides a complete building envelope solution guaranteed for 25 years. Designed in collaboration with our innovative supply chain of leading component manufacturers, our comprehensive portfolios of high quality products are fully integrated to provide the widest range of roofing and cladding systems.

The Platinum Plus® guarantee includes, amongst others, the following components:

  • Trisomet® insulated panel.
  • Colorcoat HPS200 Ultra® or Colorcoat Prisma® pre-finished steel.
  • Stainless steel fixings.
  • Roof lights.
  • Sealant.
  • Fillers.
  • Fall arrest systems.
  • Flashings and gutters.

The guarantee is offered directly to building owners, giving a direct link back to Tata Steel as the one point of contact.

To ensure that the building envelope will perform as required by the client, we work with specifiers to tailor a specification that considers the interactions of the components and how they impact the building design and performance. We will then provide a detailed Platinum Plus® specification for use within the project tender package, together with a list of recommended installation contractors.

To guarantee the quality of components used on your building, our team of technical construction experts will visit the site to check for compliance to specification, reducing the risk of any issues arising in the future.

Our range of warranty packages give you the flexibility to choose the best warranty protection to suit your building envelope and business needs. As standard, we warranty:

  • Thermal Performance: up to 40 years
  • Structural Performance: up to 40 years
  • Coating Performance: up to 40 years

40 Year Warranty for Thermal & Structural Performance

QuadCore ® closed cell insulation is unequivocally guaranteed to perform to its specified thermal performance for 40 years. A QuadCore® insulated panel’s structural spanning capability is not adversely affected over time and therefore also guaranteed for a period of 40 years. Unlike some insulation materials, it is not subject to degradation of thermal performance over time due to moisture ingress caused by poor weather on site or indeed damage to the building structure during its lifetime.

40 Year Warranty for Coatings Performance

In recognition of the many different demands that are placed on construction professionals today, Kingspan Insulated Panels offers comprehensive warranties on not just one aspect of its products, but all of the key performance areas.

Kingspan Insulated Panels sources its colour coated metal from several world class coatings suppliers and the Warranty includes a coatings protection against corrosion, chemical attack, ultra-violet radiation, humidity and abrasion for up to 40 years (in nominated geographic zones), so the building owner can be sure that the building will continue to look good year on year. The thermal efficiency and structural performance of the panels are warranted for periods of up to 40 years.



Single, Double & Triple Skinned Skylights

Brett Martin supply a full range of high-performance polycarbonate skylights in single, double and triple skin options to match the steel cladding profiles. The skylights offer superior light transmission, excellent impact resistance and are 200 times stronger than glass.

Longlife profiled polycarbonate sheet is engineered for use in single, double or triple skin rooflights. Co-extruded ‘Longlife’ UV protection provides long term weatherability and cuts out 98% of harmful UV radiation, protecting both people and materials underneath. An extensive profile range is available in different sheet thicknesses depending on requirements. Combining strength and impact resistance with high optical clarity and light transmission, Longlife is specified for high performance applications. BRETT MARTIN Longlife carries a 10 year light transmission warranty and a 3 year weather breakage warranty.

Double Glazed Windows & Doors

Frames: Profile 22 Systems undertake to warrant their White, woodgrain and textured laminated PVC-u window and door profiles for a period of 10 years. This warranty is in respect of colour stability, shape retention and impact strength retention.

Sealed glass units: 5 years against condensation inside the unit.

Furniture: 1 year against failure in operation.

Roller Shutters & Security Doors (PA & Fire)

We are proud to offer a 12 Month standard warranty on all roller shutters and steel security doors. We also stock individual components direct for efficient service and repair.

During the warranty period we undertake to rectify any and all defects to the roller doors and security doors which can be proved to be attributed to a material or manufacturing fault. We pledge at our discretion either to exchange the defective merchandise for faultless merchandise, repair it or allow a reduction in pric

The warranty does not cover damage caused through:

  • Normal wear and tear.
  • Improper installation.
  • Negligent care and maintenance.
  • Improper initial and subsequent operation.
  • Bringing a roller shutter down onto a solid object without a deadman stop in use.
  • Negligent or wanton destruction.
  • External influences such as fire, water, salts, alkaline solutions or acids.
  • Abnormal environmental Influences.
  • Mechanical damage through Improper transport and fitting.
  • Priming and other surface protection treatments.
  • Incorrect or too late applied surface protection treatments.
  • Repair by non-qualified persons.
  • Using non-standard parts without the approval of the manufacturer.
  • Removal of the product number or making it unidentifiable to order replacements via serial number.

Customer Obligations

At Steel Build Masters, we always aim to provide our customers with the highest quality workmanship every step of the way. All Steel Building Construction we provide, whether domestic, commercial or industrial, are carried out to the strictest standards. As such, we take our work and our relationship with our customers seriously.

Once the building is finalised, our customers are required to walk around in person to check the standard of workmanship. We value transparency, so you know exactly what’s involved when you choose Steel Build Masters.

In terms of a customer’s obligations, there are some important aspects of metal roof work that we like to make our clients aware of well in advance. There are a few things a warranty will not cover, namely damage or defects that are a result of action taken by the client after installation, or outside influences such as abnormal weather conditions. Examples include:

  • Improper handling of the material
  • Neglect, abuse or misuse of the roof
  • Repair or alteration carried out by a third party
  • Structural movement or changes to the materials to which the roof is attached
  • Incorrect design of the materials to which the roof is attached
  • Force Majeure – damage caused by natural phenomena, such as earthquakes, floods and hurricanes
  • Performance of any coating or paints added to the roof
  • Any other damage not attributable to the manufacturer

What does our workmanship warranty cover?

Every building contractor should offer a warranty on their workmanship. This warranty is in place to protect you from careless or lazy work that leads to needing repairs or a full building replacement.

Be aware, a workmanship warranty doesn’t cover the materials themselves. It only covers anything that has to do with the installation process. The materials are all covered individually by their own manufacturer’s warranty as outlined above.

This means if your building materials fail because of improper installation, then your contractor is liable to fix the problem. Never hire a building contractor without specific specialist knowledge and skills if they're not willing to stand behind their work.

Be warned, a contractor’s workmanship warranty is only as good as the paper it’s written on. That’s why you should always hire a contractor that is known for great customer service and a history of proper roof installation. How long does a roofing contractor’s workmanship warranty last?

All building contractors should stand behind their workmanship for a period of 12 Months and provide back to back manufacturer warranties for the life of your materials. If they do not provide materials that come with these warranties, then walk away. The materials are probably sub-standard to save costs initially but may end up costing dearly later on down the line.

Consumer Rights Act

The consumer rights act is there to protect you. When you have building work done, you are protected under either the The Consumer Rights Act 2015 or the Supply of Goods and Services Act 1982, depending on when the work was undertaken. Under this act any building work should:

  • Be completed with sufficient care and skill
  • Be completed within a reasonable time or within an agreed time
  • Use materials which are ‘fit for purpose’
  • Use materials which have been described/agreed (i.e. specific makes/models with all promised features).
  • If a builder (or any other tradesman) breaches these terms you are legally entitled to have any issues put right free of charge. This includes having any products repaired or replaced.

Your rights under the Consumer Rights Act

If the building work is substandard, you have the right to have faulty items repaired or replaced (builder’s choice) Any poor workmanship put right. Any consequential damage to your property repaired.
